I. Basic data
The design works are carried out on the grounds of a request by the Employer and a Design Visa, issued by the Chief Architect of District Ovcha Kupel dated 18.04.2007, Notarial Deed No 067, volume III, case No 436, registration number 13898 from 2005.
For Regulated Land Property III-506, quadrant 26, area zoned for summer houses Lulin, District Ovcha Kupel, Sofia is envisaged an urbanized territory – Æì1 – residential zone with prevailing low-rise buildings.
Construction density – 14.00 %, maximum allowed 30 %. Intensity coefficient = 0.260, maximum allowed 0,900. Grassing area – 74.00 % - maximum allowed 60 %. Elevation cornice – 10.00 m – maximum allowed 10.00 m.
1. Volume and special decisions
The building is located in Regulated Land Property and the mode of construction is free. The building has a multi angular configuration and its longitudinal axis is orientated north – south. The terrain has a slight declination from north to south.
In the building an underground level – basement is not envisaged.
The first floor is lying on the level of the terrain. There are located a staircase, living room and a dining room, kitchen, corridor, entrance antechamber, antechamber, bathroom, laundry, boiler premises, entrance landing.
On the second floor are located the bedrooms on two semi levels. On the first semi level are located corridor, antechamber, two bedrooms, bathroom and a terrace. Above the day part of the second semi level are located corridor, three bedrooms, wardrobe, two bathrooms, and two terraces.
In the building are differentiated an attic - storage premises on the last level with terrace.
The building shall have built by means of monolithic massive construction system, with bearing structure of reinforced concrete foundations, slabs, columns, frames and beams. The walls are brick masonry, the roof structure is reinforced concrete, and the slope of the roof has a wooden structure, covered with roof tiles.
2. Distances and heights
The height of the building on the southeast side is 9.68, to the interception of the façade plane with the plane of the roof. The distance of the future building from the street is 10.00 m, which is in the norms provided in Article 32, paragraph 1 from the Territory Structure Act.
The height of the building on the southwest side is 9.93 m, to the interception of the façade plane with the plane of the roof. The distance of the building from the side regulation line with Regulated Land Property II-505 is 4.00 m, which is in the norms provided in Article 31, paragraph 1 from the Territory Structure Act.
The height of the building on the northeast side is 10.00 m, to the interception of the façade plane with the plane of the roof. The distance of the building from the side regulation line is more than 4.00, which is in the norms provided in Article 31, paragraph 1 from the Territory Structure Act.
The height of the building on the northwest side is 10.00 m, to the interception of the façade plane with the plane of the roof. The distance of the building from the side regulation line - bottom is 6.00 m, which is in the norms provided in Article 32, paragraph 2 from the Territory Structure Act.

²²². Other data
1. Heating The rooms shall be heated with a local heating system with gas boiler. The living room shall be heated with a fire place as well.
2. Lighting During the design of the building the norms for natural lighting have been observed. There also is a newly designed artificial lighting with lighting fixtures. For more details see Part “Electrical”.
3. Ventilation For premises in the building is envisaged natural ventilation.
For the ventilation of the premises without windows is envisaged ventilation through air-vents. For the ventilation of the kitchen absorbers above the cookers in the kitchen are envisaged separate air-vents.
4. Furnishing The sanitary remises are furnished with sanitary fixtures – lavatory pan, squat toilet, porcelain hand basins and showers. The furnishing of the building is standard and the disposition of each floor is given in the floor plans.
5. Roof The roof is sloped and covered with ceramic roof tiles. The drainage system is internal rainwater drainage with PVC pipes. The declination of the roof is 30%. The roof structure is reinforced concrete.
²V. Execution of the facades The facades of the building are framed with stone facing, white smooth plaster and wooden sheathing. The plinth of the building is framed with stone facing. The joinery is standard PVC. The railing of the balconies is metal. The chimneys are framed with smooth white plaster.
V. Anti-fire protection The electrical installations are placed in the plaster. The roof structure is non-flammable – reinforced concrete slab.
The mounting of all electrical appliances shall be made by a qualified electrician. They have to be leaded and earthed according the requirements stipulated in their technological cards.
V². Heat technology efficiency The external walls of the building shall be built with fourfold bricks 25 cm thick. Envisaged to be used is a special Styrofoam heat insulation on the facades. On the bay-windows and terraces above heated premises and on the attic slab on the top floor a special thermal insulation system shall be applied.
